A quarter of this town was built in five years, and it is ageing together
The 2021 Census counts 16,710 occupied private dwellings in Whitchurch-Stouffville. 4,105 of them, 24.6 percent, were built between 2006 and 2010. Nothing else on the chart comes close: the next largest period is the twenty years from 1961 to 1980, and that accounts for only 2,150.
Widen it slightly and 48.2 percent of every home in the town has gone up since 2001. Half of Whitchurch-Stouffville is, in housing terms, the same age.
Those 2006 to 2010 houses are 16 to 20 years old in 2026. That is not old for a house. It is precisely the age at which the exterior a builder specified stops doing its job, and because so many went up together, whole streets reach it in the same couple of seasons.
On a builder-spec house the roof is rarely what goes first
A 2007 subdivision roof is usually a 25 or 30 year architectural shingle with ten to fifteen years left in it. What is genuinely worn out by year twenty is the trim: the eavestrough, the fascia it hangs on and the soffit behind it, and the siding on whichever elevation faces the afternoon sun.
The order is fairly predictable. Spike-and-ferrule hangers work loose first, because a spike relies on one nail into end grain and every freeze cycle backs it out a little. The fascia softens where the loose trough has been letting water sit against it. Vinyl on the south and west walls chalks, loses colour and goes brittle, so the first real wind or hail event cracks courses that would have flexed when they were new.
Soffit is the one people never look at, and on builder-grade work it is often the one that matters most. If the intake vent area behind those perforations is undersized, the roof deck runs warm all winter and you get the ice at the eave that our guide to preventing ice damming in Ontario sets out in full. Replacing trim without fixing intake buys you a tidy-looking eave and the same problem next February.
Roof repair, emergency roof repair and full roof replacement
Not every roof needs replacing, and we will say so when yours does not. Roof repair is the right answer when the shingles still have years in them and the failure is local: a lifted ridge cap, a split boot around a plumbing stack, flashing that has pulled away from a chimney or a sidewall. On a house built between 2006 and 2010 that is what a leak usually turns out to be.
Emergency roof repair is a different call, and speed matters more than price. If water is coming through a ceiling today the first job is to stop it, not to price a new roof. We tarp, trace the entry point, make it watertight, and quote the permanent fix once the weather has passed. Our guide to roof leak repair in Ontario sets out what is worth doing yourself in the first hour and what is not, and our guide to the four situations actually worth a night call covers what the after-hours premium costs.
Full roof installation and roof replacement is the honest answer when the deck has gone soft underfoot, when there is already a second layer up there, or when you are patching the same slope for the third time. Whichever it is, we measure the roof and quote it line by line rather than handing you a lump sum with no arithmetic attached.
The permit rule that catches siding jobs in this town
The Town of Whitchurch-Stouffville publishes its list, and most exterior work is on the exempt side of it. No permit is required for lightweight roofing replacements, for new or replacement eavestroughs, fascia, downspouts and soffits, or for replacing siding, windows or doors where nothing structural changes.
The clause to read twice is on the other list. A permit is required for insulating exterior walls when the exterior or interior cladding is removed. That matters here because it is the single most common upgrade on a reclad: the siding is off anyway, so adding continuous exterior insulation while the wall is open is the obvious move. The moment you do that, it stops being exempt maintenance and becomes a permit job. Dormers, and new or structural alterations to windows and doors, need one too.
Building Services is at 111 Sandiford Drive, on 905.640.1900 extension 2249, or buildingpermits@townofws.ca. We will tell you which side of that line your job falls on before we quote it. Worth saying plainly: no permit required does not mean the Ontario Building Code stops applying, and it does not exempt you from the Town's zoning by-law.
The older half of the town is a different job entirely
Subdivision Stouffville is only part of this municipality. 3,745 homes, 22.4 percent of the stock, predate 1981, and they are spread across Ballantrae, Musselman's Lake, Vandorf, Bloomington, Preston Lake and the concession roads between them.
They need a different quote. Older soffit is frequently wood, or vented with a few small louvres that were never adequate. Fascia is dimensional lumber rather than capped board. The eavestrough is often sectional, which means a joint every few feet, and on a treed lot each of those joints is somewhere debris lodges and holds water against the seam. That is the practical case for seamless over sectional, and the reason we quote leaf guards far more often out here than in the subdivisions. Our test of whether gutter guards actually work measured five screen apertures before recommending any of them.
For what it is worth on the question of whether we really work here: our yard is at 12275 Woodbine Avenue in Gormley, which sits inside this municipality. Most of our crews start the day in Whitchurch-Stouffville.
What siding, roofing and eavestrough cost in Whitchurch-Stouffville
We publish our ranges rather than making you ask for them.
Siding runs $4 to $8 per square foot of wall for vinyl, $6 to $11 for engineered wood and $7 to $13 for fiber cement. That is wall area, not floor area. A two-storey carrying roughly 2,500 square feet of wall lands between $10,000 and $32,000 depending on the material, and our comparison of siding materials reads the warranties line by line before you choose.
A full eavestrough system is $1,000 to $5,000. Soffit and fascia is $1,500 to $4,000. Leaf guards are $500 to $1,500.
Architectural asphalt shingles are $5.50 to $8.50 per square foot of roof surface, so a 2,000 square foot roof is roughly $11,000 to $17,000. Metal splits in two: screw-down panel is $6 to $9 and standing seam is $10 to $18, and our comparison of metal against asphalt is honest that neither is the better roof in the abstract.
Those are Ontario ranges rather than your quote. On a 2006 to 2010 house the number usually moves on how much fascia has gone soft behind the trough, and on an older rural property it moves on access and how cut up the roofline is. Our full breakdown of roof replacement cost shows you how to measure your own roof before anyone quotes it.

Occupied private dwellings, 2021 Census of Population, 25 percent sample data. The 2006 to 2010 bar is nearly twice the next largest. Those houses turn 16 to 20 years old in 2026, which is the age at which builder-grade vinyl siding, aluminium soffit and fascia and a spike-hung eavestrough usually start to need doing.

This is such an honest company. Three houses in my neighborhood needed snow and ice dam removal. They came and after looking at the situation said that with the weather going above zero for several days that it would melt. They advised us not to waste our money unnecessarily. I was so impressed by their honesty!
Whitchurch-Stouffville questions we get asked
Are you actually based in Whitchurch-Stouffville, or just listing it?
Based here. Our yard is at 12275 Woodbine Avenue in Gormley, which falls inside this municipality, and most crews load and leave from it in the morning. Whitchurch-Stouffville is also one of the service areas on our Google Business Profile.
Do I need a permit to re-side or re-roof my house in Stouffville?
Usually not. The Town exempts lightweight roofing replacements, new or replacement eavestroughs, fascia, downspouts and soffits, and replacing siding, windows or doors where nothing structural changes. The trap is that insulating exterior walls when the cladding is removed does require a permit, and that is the most common add-on to a reclad. Dormers and structural window or door changes need one too. Building Services is on 905.640.1900 extension 2249.
My house is from 2007 and the siding still looks fine. Is it?
Look at three things before you decide. Press a corner of the siding on the south or west wall: if it feels brittle rather than springy, it has taken its UV. Look along the eavestrough for hangers that have backed out, and at the fascia directly behind any section that sags. And check whether the soffit perforations are painted shut or blocked with insulation from inside the attic. Any one of those is worth a look now rather than after a storm.
What should I ask a siding contractor in Stouffville before signing?
Four questions separate the siding contractors worth hiring from the rest. Ask what goes on behind the siding, because housewrap and the flashing at window and door openings are where a wall actually leaks. Ask whether the quote was priced on a wall measurement rather than a round number. Ask to see WSIB and liability certificates instead of being told they exist. And ask what happens to the fascia and soffit, because a siding installation that stops at the wall leaves the worst of the job undone. The vinyl siding installers who turn up should also be the company's own crew, not a subcontractor you have never met.
Do you install metal siding, or only vinyl?
We install vinyl, engineered wood and fiber cement, and we do not install metal or steel siding. If metal cladding is genuinely what your house needs we will tell you and point you elsewhere rather than sell you the nearest thing we carry. For most Whitchurch-Stouffville homes the real choice is between vinyl siding installation at $4 to $8 per square foot of wall and engineered wood at $6 to $11, and our comparison of siding materials sets out what the difference buys you.
How quickly can you get to an emergency roof repair here?
Faster than most roofing companies quoting this town, because we are not driving up from Toronto. The yard is on Woodbine Avenue and the crews are already in the area. For an active leak, call 905 490 8800 rather than filling in the quote form, and we will talk you through what to do while we are on the way.
Why does my eavestrough keep sagging or pulling away from the house?
Almost always the hanger, not the trough. A spike-and-ferrule relies on a single nail driven into the end grain of a fascia board, and every freeze and thaw backs it out a fraction. Hidden hangers screwed into the fascia hold far better. If the fascia behind has already gone soft, rehanging it only buys a season, and we will say so rather than quote you the cheap version twice.
Do you install metal roofing in Whitchurch-Stouffville?
Yes, both kinds. Screw-down panel runs $6 to $9 per square foot of roof surface and standing seam $10 to $18, against $5.50 to $8.50 for architectural asphalt. Metal is the last roof the house needs and asphalt is the cheaper roof today, which is the whole trade. Our comparison of the two walks through the five questions that usually settle it.
What is covered by the warranty?
Workmanship carries a 10 year warranty. We hold $5 million in liability insurance and WSIB coverage, and 10 percent of the price is due only once you are satisfied with the work.
