Siding, Eavestrough and Roofing in Innisfil
Snow falls here on twice as many days a year as it does in York Region, and freezing rain more than twice as often. What wears out an exterior on this shore is not one big storm. It is the repetition.

Snow falls here twice as often as it does in York Region
Cookstown, at the southwest corner of the town, is the only Environment Canada station inside Innisfil that publishes 30 year normals. It records snow falling on 63.9 days a year. King, in York Region where a great deal of exterior work in the Greater Toronto Area gets priced, records 31.7. Almost exactly double.
The totals are much closer than that, and the gap is the interesting part. Cookstown gets 162.7 cm of snow a year against King's 122.2 cm, only a third more. So the snow here does not arrive deeper. It arrives more often, in smaller falls. Freezing rain follows the same pattern: 7.9 days a year at Cookstown against 3.7 at King.
One more number sets the working season. The frost-free period at Cookstown averages 130 days, against 155 at King and 153 at Barrie. This is a cold pocket, and it is the shortest window of the four stations around this end of the lake.
Repetition is what opens a lap joint
A single heavy snowfall is a load problem, and load is mostly a roof question. Sixty-four smaller events with a thaw between them is a different mechanism, and it is a wall and eave question.
Water finds its way behind cladding at a lap, a butt joint, a window head or a nail hole. On a mild day it sits there. Overnight it freezes, and freezing water expands by about nine percent, so it levers the course outward a fraction. It thaws, more water gets into the slightly wider gap, and it freezes again. No single cycle does visible damage. Sixty of them a year, for twenty years, is what lifts a course, splits a butt joint and rots the sheathing behind it while the wall still looks sound from the street.
It does the same to an eavestrough. Every joint, every hanger and every sealed end gets worked loose a little at a time, which our guide to eavestrough repair and why a resealed joint opens again works out in millimetres. That is the honest argument for a seamless eavestrough over a sectional one on this shore, and it is why we look at the fascia and soffit behind a tired trough before quoting a new one. We price eavestrough installation on the same visit as the board behind it, because a full eavestrough replacement hung onto soft fascia is a job you will be paying for twice. Our guide to preventing ice damming covers the attic side of the same problem.
Siding repair or siding replacement, and how to tell which you need
Siding repair is the right call more often than people expect. A few courses cracked on one elevation after a windstorm, a section caught by a ladder or a mower, or a run of panels that has worked loose at a corner are all repairs. If the rest of the wall is sound and the profile can still be sourced, replacing the damaged courses costs a fraction of a reclad and we will quote it that way.
Two things push it the other way. The first is colour. Vinyl fades, and twenty years of sun off this lake means a new panel in the same nominal shade will not match the wall around it. On a front elevation that is usually what decides it. The second is what sits behind. If the sheathing under the damaged section is soft, the siding was the symptom, and patching over it hides a wall that is still wet.
So we open a section before quoting rather than after. If it is a repair, we say so. Siding replacement across a full elevation, or a whole-house siding installation, is a much bigger number and it should only be the answer when the wall has genuinely earned it.
Nine homes in ten are detached, and one in ten is not lived in year round
14,210 of Innisfil's 15,710 occupied homes, 90.5 percent, are single-detached houses. In Whitchurch-Stouffville that figure is 74.3 percent. A detached house carries more wall, more roofline and more eave per household than anything else, so there is simply more exterior here per home than in most of the region.
The other number worth knowing is the gap between dwellings that exist and dwellings that are lived in. The 2021 Census counts 17,528 private dwellings in Innisfil and only 15,708 occupied by usual residents. 1,820 of them, 10.4 percent, are not somebody's year-round home. The comparable figure in Whitchurch-Stouffville is 2.6 percent. Alcona, Lefroy, Gilford and Big Bay Point carry a genuine seasonal housing stock, and a good part of it has been converted to year-round use over the years.
That matters for a quote. A converted cottage often has original cladding on part of the house and newer work on an addition, soffit venting that was adequate for a summer building and is not adequate for a heated one, and a roofline that has been extended more than once. 34.6 percent of the town's homes predate 1981. We would rather look at the whole envelope than quote one elevation and leave you with a colour mismatch and the same ventilation problem.
Permits in Innisfil, and why it is worth asking rather than assuming
Some municipalities publish a plain list of work that needs no building permit. Wasaga Beach does. Whitchurch-Stouffville does. Innisfil does not, and its building permit page says directly that if you are not sure whether your project needs one, you should ask.
So we ask, rather than telling you what the rule is somewhere else. In practice a like-for-like re-shingle or a straight siding replacement is maintenance almost everywhere in Ontario, but the answer that counts for your address is the one from the Town. Building Services is at 2101 Innisfil Beach Road, on 705.436.3710 or toll free 1.888.436.3710, and permit questions go to buildingpermit@innisfil.ca.
Two things do reliably need one anywhere in the province, and they come up on lake properties more than most: any change that adds structure to the roof, such as a dormer or a skylight, and any roof covering that weighs more than the one it replaces. If your job is near that line we will tell you before quoting, not after.
What siding, eavestrough and roofing cost in Innisfil
We publish our ranges rather than making you ask for them.
Siding runs $4 to $8 per square foot of wall for vinyl, $6 to $11 for engineered wood and $7 to $13 for fiber cement. That is wall area, not floor area. A two-storey carrying roughly 2,500 square feet of wall lands between $10,000 and $32,000 depending on the material, and our comparison of siding materials reads the warranties line by line before you choose.
A full eavestrough system is $1,000 to $5,000. Soffit and fascia is $1,500 to $4,000. Leaf guards are $500 to $1,500. Architectural asphalt shingles are $5.50 to $8.50 per square foot of roof surface, so a 2,000 square foot roof is roughly $11,000 to $17,000, and metal runs $6 to $9 for screw-down panel or $10 to $18 for standing seam.
Those are Ontario ranges rather than your quote. What moves an Innisfil number inside them is usually how much of the envelope is original, how much fascia has gone soft behind the trough, and whether a partial job will leave you matching twenty year old colour across an elevation.
| Category | Value |
|---|---|
| Cookstown | 63.9 |
| Barrie | 45.5 |
| York Region | 31.7 |
Cookstown sits at the southwest corner of Innisfil and is the only station inside the town publishing 30 year normals. Barrie WPCC is just past the northern town line. King is in York Region, near our Gormley yard, and stands in for the Greater Toronto roofs most exterior pricing is built around. Total snowfall is 162.7 cm at Cookstown against 122.2 cm at King, so the days gap is far wider than the depth gap.

Professional, polite, prompt, attentive, and well below other competitors' pricing. Will definitely use Sherak Ltd. again if the need arises. Ower operated quality business!

This is such an honest company. Three houses in my neighborhood needed snow and ice dam removal. They came and after looking at the situation said that with the weather going above zero for several days that it would melt. They advised us not to waste our money unnecessarily. I was so impressed by their honesty!
Innisfil questions we get asked
Do you actually work in Innisfil, or just list it?
We work here. Our yard is in Gormley in York Region, about an hour south, and Innisfil is one of the service areas on our Google Business Profile. There is a completed Innisfil job on the site, a siding and fascia rebuild on a pool gazebo at 10 Sideroad, in our portfolio. Crews come up for the day with material on the trailer, which is why we quote whole elevations rather than an hour of patching.
Do I need a permit to re-side or re-roof in Innisfil?
Ask the Town, and we will ask with you. Innisfil does not publish a list of exempt work the way some neighbouring municipalities do, and its own guidance is to check if you are unsure. Permit questions go to buildingpermit@innisfil.ca or 705.436.3710. What does reliably need a permit anywhere in Ontario is adding structure to the roof, such as a dormer or a skylight, and any roof covering heavier than the one it replaces.
My cottage is now a year-round house. Does that change the exterior?
It usually does, and soffit ventilation is where it shows. A building heated only on summer weekends can get away with very little intake. Heat it all winter and that same eave will start producing ice, because the roof deck never gets properly cold. If the envelope has been extended or converted in stages you may also be carrying two or three generations of cladding and roofline on one house, which is worth pricing as a whole rather than one wall at a time.
How do I choose between siding contractors in Innisfil?
Ask the three questions that actually separate them. What goes behind the cladding, because housewrap and the flashing at openings are where a wall leaks and neither shows in a finished photograph. Was the quote priced from a wall measurement, or is it a round number. And who is doing the work, the company's own crew or a subcontractor. We hold $5 million in liability insurance and WSIB coverage, our quotes carry the measurement they were priced from, and 10 percent is due only once you are satisfied.
Do you handle roof replacement in Innisfil as well as siding?
Yes. Shingle and metal roofing, roof repair and full roof replacement, along with soffit, fascia, eavestrough and custom flashing. Most of what we photograph around Lake Simcoe is siding and eavestrough work because that is what this housing stock needs most, but the roof is quoted by the same crew on the same visit. Architectural asphalt runs $5.50 to $8.50 per square foot of roof surface, so a 2,000 square foot roof is roughly $11,000 to $17,000.
Seamless or sectional eavestrough for a house near the lake?
Seamless. A sectional trough joins every few feet, and every joint is somewhere debris lodges and holds water against the seam. With snow falling on 64 days a year here and freezing rain on nearly eight, those joints get worked loose faster than they would further south. The full comparison is here.
When should exterior work be booked in Innisfil?
Earlier than most people plan for. The frost-free period at Cookstown averages 130 days, a full 25 days shorter than King in York Region, and snow is already falling in November. Anything that touches the eave wants to be finished before that. September and October are also when a tired trough shows you what it has been hiding, which is the practical time to look.
What is covered by the warranty?
Workmanship carries a 10 year warranty. We hold $5 million in liability insurance and WSIB coverage, and 10 percent of the price is due only once you are satisfied with the work.
