Siding, Eavestrough and Roofing in Wasaga Beach

A roof on this shore carries more than twice the snow a York Region roof does. Most quotes are still written as though it does not.

Wasaga Beach roofs carry twice the snow of a Toronto roof

Environment Canada's nearest published normals for this stretch of the Georgian Bay shore come from Thornbury, about 40 km west along the same water. They record 266.6 cm of snow a year. The station at King, in York Region where a great many exterior contractors are based, records 122.2 cm. Same province, ninety minutes apart, 2.2 times the load.

January is where it concentrates. Thornbury averages 79.1 cm in January alone, which is 65 percent of everything King receives in a full year. Six days a year drop 10 cm or more in a single fall, against 2.65 days at King.

That is not trivia. It is the difference between an eavestrough that holds and one that pulls off the fascia in February, and it is the single reason a quote written to Greater Toronto habits underperforms up here.

What the snow breaks first is soffit, fascia and eavestrough

Snow does not sit still on a roof. It melts from underneath wherever the attic leaks heat, runs down to the cold overhang and refreezes at the eave. What ends up hanging off the edge of the roof is ice, not snow, and it is carried by the three components most quotes treat as trim: the eavestrough, the fascia it is fastened to and the soffit behind it.

So the failures run in a fairly predictable order. Hangers or spikes let go first. The fascia board behind them softens where meltwater has been sitting against it. Then the soffit, if it was never properly vented, keeps the deck warm enough to start the same cycle the following winter.

The fix is not a heavier gutter. It is enough intake ventilation to keep the roof deck cold, ice and water membrane carried far enough up the slope, and hanger spacing that assumes ice rather than water. Our guide to preventing ice damming in Ontario sets out the full sequence, including the two steps we do not sell and refer out.

Eavestrough repair, replacement, or a new seamless installation

Three different jobs get asked for under one name and the gap between them is large, so it is worth knowing which one you need. Eavestrough repair is resealing a corner, refastening a run that has dropped, re-pitching a trough that is holding water, or swapping a length of downspout. Where the rest of the system is sound that is a couple of hours and we quote it as a couple of hours. Our guide to eavestrough repair and the six faults behind it sets out how to tell which of those jobs you are looking at, and what each one costs.

Eavestrough replacement is the answer once the hangers have been through enough winters to chew up the fascia behind them, or once a run has already been re-hung twice. New hangers into soft board buy you a season and nothing more. A full eavestrough replacement here runs $1,000 to $5,000, depending on the length of run, the number of corners and outlets, and what has to be dealt with on the board behind it.

Either way what goes back up is seamless eavestrough, formed on site from a coil so the only joints in the whole system are at corners and outlets. Sectional trough joins every few feet, and on a lot this exposed every one of those joints is somewhere sand and pine needles lodge and hold water against the seam. New eavestrough installation on an addition or a rebuild is priced the same way, run by run, with the downspouts itemised. The full comparison is here.

Soffit repair and fascia repair, and when it has to be the whole run

Soffit repair and fascia repair are worth doing when the damage is local and the rest is sound. A few panels pulled loose by wind off the bay, a length of capping lifted at a corner, a spot where a squirrel or a raccoon has opened the roof edge. If the board behind is still solid, that is a repair and we will say so.

What turns it into a soffit and fascia replacement is water that has been getting in for a while. Aluminium capping hides the board underneath, and that is exactly the problem with it: the metal still looks presentable while the wood behind it has gone soft. We pull a section and look before quoting, so you are not paying for a guess.

The second reason to do a whole run is ventilation. Soffit and fascia is $1,500 to $4,000 here. If your soffit is solid panel, or the perforations have been painted shut, you have an intake problem that no amount of roof venting will fix, and a reclad is the moment to correct it rather than cover it up. Our guide to what soffit and fascia actually do sets out how much intake area a roof needs.

It is fresh water, not salt

A surprising amount of exterior copy written for this town mentions salt air, including, until today, ours. Georgian Bay is fresh water. There is no chloride load on your fasteners and no reason to pay for a marine specification you do not need here.

What the beach genuinely does produce is sand and wind. The town sits on fourteen kilometres of it with open water to the west, so debris in a trough here is not only leaves, and joints are where it collects and holds moisture against the seam. That is the practical argument for seamless over sectional, and the reason we quote leaf guards more often on this shore than inland.

One home in five here is not lived in year round

The 2021 Census counts 13,768 private dwellings in Wasaga Beach and only 10,811 occupied by usual residents. That leaves 2,957, or 21.5 percent, that are nobody's year-round home. The same figure is 10.4 percent in Innisfil and 2.6 percent in Whitchurch-Stouffville. Whatever the subdivision map looks like now, this is still a cottage town.

It changes the work in two ways. A building that used to be heated on summer weekends and is now heated through the winter has an eave that was never designed for that, which is where the ice at the edge comes from. And a property nobody stands in front of for eight months of the year is a property where a small failure goes unnoticed until it is a large one. On a seasonal place we would rather look at the whole envelope than quote one elevation and leave the rest.

One more number from the same table, because it changes what we recommend: 34.7 percent of people in Wasaga Beach are 65 or over, against 17.9 percent in Whitchurch-Stouffville. That is the honest case for leaf guards on this shore, and it has nothing to do with any product being magic. It is that twice-yearly ladder work stops being a reasonable plan for a lot of households, and a trough nobody can clear is a trough that overflows into the fascia.

Permits in Wasaga Beach, and the clause that catches people

The Town of Wasaga Beach does not require a building permit to re-shingle a roof, provided there is no increase in the weight of the roofing material. It does not require one to replace siding on a house, garage or accessory building, or to install eaves where the roof structure is not being altered.

The clause worth reading twice is the weight one. Moving from asphalt shingle to a heavier covering, or laying a second layer over the first, is an increase in weight and needs a permit. So does any roof alteration that adds a dormer, a skylight or solar panels.

The building department is at 30 Lewis Street, on 705.429.1120 extension 2261, or building@wasagabeach.com. We will tell you which side of that line your job falls on before we quote it, not after.

What siding, eavestrough and roofing cost in Wasaga Beach

We publish our ranges instead of making you ask for them.

Siding runs $4 to $8 per square foot of wall for vinyl, $6 to $11 for engineered wood and $7 to $13 for fiber cement. That is wall area, not floor area. A two-storey carrying roughly 2,500 square feet of wall lands between $10,000 and $32,000 depending on the material, and our comparison of siding materials reads the warranties line by line before you choose.

A full eavestrough system is $1,000 to $5,000. Soffit and fascia is $1,500 to $4,000. Leaf guards are $500 to $1,500. Asphalt shingle roofing is $5.50 to $8.50 per square foot of roof surface, so a 2,000 square foot roof is roughly $11,000 to $17,000.

Those are Ontario ranges rather than your quote. What moves a Wasaga number inside them is usually access, how cut up the roofline is, and how much fascia has already gone soft behind the trough. A few damaged courses are priced differently again, and our guide to siding repair sets out when a patch will hold and when the colour will not.

Thornbury is the closest station to Wasaga Beach publishing 30 year normals, roughly 40 km west along the same shoreline. Barrie sits inland in the same county. King is in York Region, near our Gormley yard, and is a fair stand-in for the Greater Toronto roofs most exterior pricing is built around.

This is such an honest company. Three houses in my neighborhood needed snow and ice dam removal. They came and after looking at the situation said that with the weather going above zero for several days that it would melt. They advised us not to waste our money unnecessarily. I was so impressed by their honesty!

Wasaga Beach questions we get asked

Do you actually work in Wasaga Beach, or just list it?

We work here. Our yard is in Gormley, about ninety minutes away, and Wasaga Beach is one of the service areas on our Google Business Profile. Crews come up for the day with the material on the trailer, which is why we quote whole elevations rather than half a morning of patching.

Should I call a siding company, a roofer, or an exterior company?

For most work here, one crew. Siding, soffit, fascia and eavestrough all meet at the same corner of the building, and a siding contractor who stops at the wall leaves the roofline to somebody else, which is where the disputes start and where the water gets in. We are an exterior company rather than a siding company alone, so the wall, the roofline and the trough get quoted on the same visit and one crew does all of it. If the job really is only a siding replacement, that is all we will quote.

Is gutter guard installation worth it on a house here?

More often on this shore than inland, for two reasons that have nothing to do with the marketing. The lots are exposed and what fills a trough here is not only leaves, it is sand and pine needles, which is the debris that defeats a cheap screen. And more than a third of the town is 65 or over, so twice-yearly ladder work is not a realistic plan for many households. Gutter guard installation runs $500 to $1,500 and we quote it as part of the eavestrough rather than an add-on, because that is how it has to perform. Our test of whether gutter guards actually work measured five screen apertures before we recommended any of them.

Do I need a permit to re-shingle or re-side my house in Wasaga Beach?

Usually not. The Town does not require a permit to re-shingle provided the roofing material does not get heavier, or to replace siding, or to install eaves where the roof structure is unchanged. A permit is required if the new roof covering weighs more than the old one, including a second layer over the first, and for dormers, skylights or solar. The building department is on 705.429.1120 extension 2261, or building@wasagabeach.com.

When should exterior work be booked here?

Earlier than most people plan for. Thornbury averages 29 cm of snow in November and 71 cm in December, so anything that touches the eave wants to be finished before that. September is also the wettest month of the year on this shore at about 96 mm of rain, which is exactly when a tired trough shows you what it has been hiding.

Why does my eavestrough keep pulling away from the fascia?

Almost always ice rather than water. Meltwater runs off a warm deck, refreezes at the cold overhang and loads the trough with far more weight than rain ever will. Re-hanging it fixes the symptom for a season. Getting the attic cold and the intake ventilation right is what stops it, and we will say so even where that work is not ours to sell.

Seamless or sectional for a house on the beach?

Seamless. Sectional troughs join every few feet and each joint is somewhere debris lodges and holds water against the seam. On an exposed shoreline lot that is the first thing to fail. The full comparison is here.

What is covered by the warranty?

Workmanship carries a 10 year warranty. We hold $5 million in liability insurance and WSIB coverage, and 10 percent of the price is due only once you are satisfied with the work.
