Your roof is one of your home's biggest investments, so the contractor you hire matters. A little homework upfront saves a lot of stress later.
Use this checklist to find a roofer you can rely on.
Understand your needs first
Before you call anyone, get clear on the scope: is it a repair, a full replacement, or a new installation, and what roofing material is involved? Knowing this helps you compare quotes accurately.
Research local contractors
Read online reviews and testimonials for patterns rather than one-off opinions, and ask neighbours, friends, and family who have had roofing work done for honest references.
Check credentials and insurance
Hire a licensed contractor who carries liability insurance and is WSIB registered. That protects you from being held responsible for accidents or damage during the project. Industry certifications are a bonus.
Assess experience and expertise
Years in business and hands-on experience with your specific roofing material both matter. A contractor who has done many roofs like yours is far more likely to get the details right.
Request and compare estimates
Get detailed written quotes that break down materials, labour, timeline, and warranty. Be cautious of lowball offers that can signal cut corners, cheap materials, or surprise add-ons later.
Review past work and portfolio
Ask to see photos of completed projects, ideally ones similar to yours. Real visual evidence of finished work tells you more than any sales pitch.
Communicate clearly
Ask direct questions and set clear expectations on scope, schedule, cleanup, and payment before work starts. A good contractor answers openly and puts it in writing.
Watch for red flags
Be wary of unprofessional behaviour, pressure tactics, large upfront cash demands, no written contract, or vague terms. These are common warning signs to walk away.
